High‑Value Lease

CleanSpark’s Sandersville, Georgia campus entered a 20‑year triple‑net lease with a high‑investment‑grade global technology tenant that will generate $6.6 billion in contracted revenue during the initial term, with two five‑year extension options that could raise total revenue to $11.6 billion. The lease covers 175 MW of critical IT load, delivering a cumulative net operating income contribution margin of nearly 100 % and an estimated average annual NOI of $330 million. In addition to the Georgia campus, the tenant signed a letter of intent and exclusivity agreement covering CleanSpark’s Texas portfolio, which includes 718 acres and up to 885 MW of secured and planned power capacity across Sealy and Brazoria campuses.
